Welcome to Willowbrook, a thriving community in Delaware, Ohio. Our Homeowners Association is dedicated to enhancing the quality of life for all residents — preserving the beauty, property values, and overall well-being of our neighborhood.
We are a group of homes that is a little scattered simply based on the time when phases of the area were developed. We have two common areas of green space that we maintain for all residents.
As a deed-restricted community, all 213 homeowners agreed to certain standards when they purchased their homes. The board works to enforce these standards fairly and consistently for everyone.
Willowbrook by phase
Willowbrook was developed in three phases across different time periods. All homes are part of the same HOA and governed by the same core Declaration, with supplemental filings for each phase. See all legal documents →
The original Willowbrook Declaration ("Millbrook Sec 2"). Includes the first common area west of the city park.
