What dues cover

Dues fund three things: common area upkeep, professional management, and the reserve fund.

Common Areas
Willowbrook has two common areas totaling nearly 2 acres. They require approximately 26 mowings per year and care for 20+ trees. Your dues keep them maintained for everyone.

Professional Management (CPS)
CPS Columbus handles the day-to-day: collecting dues, mailing notices, enforcing community policies, reviewing design requests, and handling annual accounting. The board is 100% volunteer — CPS is the professional layer.

Reserve Fund
A portion of dues goes into a reserve for unexpected expenses — repairs to the bike path, replacing a tree, or other unforeseen community costs. With the community completed in 2024, the reserve is now stable.

How dues are set: Each year the board reviews the previous year's finances with CPS and sets the budget for the coming year. The annual meeting is your opportunity to ask questions and provide input.
